Electrical testing & inspection

EICR electrical safety inspections and reports.

An Electrical Installation Condition Report, or EICR, is an inspection and testing report on the condition of a fixed electrical installation. MHK takes EICR enquiries from homeowners, landlords and commercial property managers across Yorkshire.

What MHK can help with

What an EICR helps you understand.

An EICR documents the observed condition of an electrical installation at the time of inspection, identifies relevant defects and records recommendations. It is different from a portable appliance test, which deals with appliances rather than the building’s fixed wiring.

Inspections can involve distribution boards, wiring circuits, protective devices and a range of electrical tests. The inspection scope and any limitations depend on the building, access and agreed work.

Planning your enquiry

Prepare for an electrical inspection.

Please share the property postcode, type of premises, an approximate age of the installation if known, the number of consumer units or distribution boards and whether a recent EICR exists.

If a report identifies a concern, the findings should be considered on their own merits. Where remedial work is needed, MHK can discuss the scope separately; no particular report outcome is guaranteed in advance.

Frequently asked questions

Useful answers before you book.

Is an EICR the same as PAT testing?

No. An EICR concerns a building’s fixed electrical installation. PAT testing concerns portable or movable electrical equipment.

Can landlords request an EICR?

Yes. MHK accepts inspection enquiries for rental properties. Tell us the property type and any relevant tenancy deadline.

Will an EICR automatically include repairs?

Not necessarily. Inspection and reporting are distinct from any additional remedial work, which can be discussed if findings require attention.
